Terms of Stay
Effective date: May 5, 2026
These Terms of Stay govern inquiries, bookings, and occupancy for The Baldwin Home ("property"). By booking or staying at the property, you agree to these terms.
Booking and payment
- Reservations are confirmed only after acceptance by host and receipt of required payment.
- Quoted rates may vary by season, events, length of stay, guest count, and booking channel fees.
- A valid government-issued ID may be required for direct bookings.
Cancellations and refunds
- For OTA reservations (Airbnb, VRBO, Booking.com, etc.), the platform cancellation policy controls.
- For direct reservations, cancellation terms are as stated in your written booking confirmation.
- No-shows and early departures may be non-refundable unless required by applicable law.
Check-in, check-out, and occupancy
- Check-in and check-out times are provided in your confirmation and house manual.
- Only registered guests are permitted to stay overnight unless pre-approved in writing.
- Maximum occupancy limits must be respected at all times for safety and compliance.
Guest responsibilities
- Guests must comply with all posted house rules, city ordinances, and building/community requirements.
- No smoking, parties, or unlawful activity on the property.
- Guests are responsible for keeping the property in good condition and reporting issues promptly.
Damage, cleaning, and additional charges
- Guests may be charged for damage beyond normal wear and tear, missing items, or excessive cleaning.
- Unauthorized guests, smoking, pet violations, or rule violations may result in additional fees and/or immediate termination of stay.
- Where applicable, documented costs may be processed through the booking platform resolution center or invoiced directly for direct bookings.
Maintenance and force majeure
We make reasonable efforts to maintain all advertised amenities; however, temporary outages or interruptions (internet, utilities, appliances, weather events, transit disruptions, or circumstances beyond our control) may occur and do not automatically entitle a refund unless required by law or platform policy.
Liability limitations
To the fullest extent allowed by law, host is not liable for loss, theft, damage, injury, or incidental/consequential damages arising from guest use of the property, except where caused by host's gross negligence or willful misconduct.
Disputes and governing law
These terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law principles. Any dispute related to direct bookings shall be handled in a court of competent jurisdiction in New Jersey unless otherwise required by law or platform agreement.
